About the Villages of Avalon
Nine neighborhoods in Spring Hill, one homeowners' association. This is how it fits together.
What Avalon is
The Villages of Avalon is a homeowners' association community in Spring Hill, Florida. Every home belongs to the association, which runs the two pools, the clubhouse and fitness center, and the gated entries at Cambridge Place and Carlisle Place.
The association also keeps the community standards, the rules on paint colors, fences, mailboxes and the rest of the exterior, and reviews changes through the Architectural Review Board. The Suncoast Parkway is close by for Tampa and the coast.
There are no CDD fees here, the separate community development district tax that many newer Florida neighborhoods pay.

Nine villages, one community
The Villages of Avalon is made up of nine individual villages, each with its own entrance. Every one of them belongs to the same association, uses the same pools and clubhouse, and follows the same community standards.









What the association takes care of
Two pools
The main pool behind the clubhouse at 681 Oak Chase Blvd, with lap lanes, and the cabana pool at 13259 Newbridge Street. Open dawn to dusk with your access card.
Clubhouse and fitness center
The fitness center is inside the clubhouse at 681 Oak Chase Blvd and opens with the same access card. Residents can rent the clubhouse for private events.
Access cards and clickers
One access card opens the pools and the fitness center. Replacement cards are $25 and gate clickers are $30, from the Association Manager's office.
Community standards
The rules for paint colors, fences, mailboxes and every other exterior change, plus the Architectural Review Board that approves work before it starts.
Meetings and records
The Board meets on the second Thursday of each month. Minutes, budgets and the governing documents are posted in the Documents Center.
Assessments
Assessments pay for all of the above. Accounts and payments run through the Vantaca resident portal.
Your Board of Directors
The Board of Directors sets the budget and the policies and meets on the second Thursday of each month.
