Renting the Avalon clubhouse

Check available dates, submit a reservation request, and receive approval and check-in instructions from the Association Manager.

Before you book

Rental rules at a glance

The key rules from the official rental agreement. You will review and sign the full agreement with the Association Manager at your walkthrough.

Rental hours

One four-hour period between 11:00 AM and 7:00 PM on weekdays, or 11:00 AM and 9:00 PM on Saturday and Sunday. Additional hours cannot be purchased.

Occupancy limits

Maximum 60 people with tables, or 129 with chairs only, per Hernando County Fire Rescue.

No alcohol, no bounce houses

Alcohol of any kind is strictly prohibited and forfeits the cleaning deposit. Bounce houses are not permitted during rental events.

Good standing required

To rent the clubhouse, the homeowner must be current on HOA assessments.

Room only

The rental covers the room. The pools and other amenities are not included, and other residents may continue to use them during your event.

Renters welcome

Tenants may book by bringing a copy of their lease. The homeowner signs the rental agreement at the walkthrough.

Setup and cleanup

Arrive up to one hour early to set up and take up to one hour after to break down. Bring your own kitchen supplies (plates, cups, napkins). Tables and chairs are not provided, so bring any you need.

Leave it clean

Return the clubhouse to the condition you found it in, remove all trash, return the bathroom key to the lockbox, and email photos of the cleaned room to the Association Manager afterward.

How clubhouse reservations work

Check availability

Look at the clubhouse calendar to see which dates and times are open.

Submit your request

Fill in the request form below with your preferred date and start time.

Wait for approval

The Association Manager will review your request and confirm whether the clubhouse is available.

Meet the Association Manager

Once approved, you will arrange a short meeting to walk through the self check-in and check-out procedure and hand over the two checks.

Receive confirmation

Your reservation is not final until your request has been approved, both checks have been received, and you have received written confirmation.

Checks are not deposited until after your event. If the clubhouse is returned clean, the deposit check is voided and destroyed, so there is no refund to wait for.
