Five things to do when you arrive

Working through these in your first couple of weeks will cover almost everything a new Avalon household needs.

Log in to the resident portal

Your account balance, payment history, and official account notices live in the Vantaca resident portal, run by Inframark. Your login details come in the welcome packet sent to every new resident. If you cannot find them, send the Association Manager a message and the office will get you set up.

Check that you have your two access cards

Each home has two access cards for the pools and fitness center. They pass to the new owner when a home is sold, so ask the seller or your agent for them. Replacement cards are $25 each and gate clickers for Cambridge Place and Carlisle Place are $30 each. Both come from the Association Manager's office at the clubhouse, 681 Oak Chase Blvd, Monday to Thursday, 7:30 AM to 4:30 PM.

Read the community standards before you change anything outside

Any exterior change to your home or lot needs written approval before work starts, and the review takes 30 to 45 days. The only exceptions are repainting in your existing colors and replacing dead plants like for like. The rules are in the Community Standards. Starting first can mean undoing the work, plus a $100 fee for an application filed after the fact.

Social Committee events, community reminders and other news that is not account-related come by email. It is separate from the official notices Vantaca sends about your account.

Put the meeting dates in your calendar

The Board meets on the second Thursday of each month, and the Architectural Review Board (ARB), Rules Enforcement Committee (REC), and Social Committee each meet monthly as well. Every date is on the community calendar.


Amenities

Using the pools, clubhouse, fitness center, and gates

Every Avalon household shares the same amenities, and the two access cards issued to your home open the pools and the fitness center. The Cambridge Place and Carlisle Place gates open with a separate clicker.

One of the two access cards issued to your home. Replacements are $25 from the Association Manager's office.
Good to know
There are two. The main pool is behind the clubhouse at 681 Oak Chase Blvd and has lap lanes, with the fitness center and clubhouse beside it. The cabana pool at 13259 Newbridge Street has a shaded cabana and two restrooms. The same access card opens both and the same rules apply at both. Both are open dawn to dusk to every household whose account is in good standing. The association can withhold access for unpaid assessments or rule violations. When a resident rents the clubhouse, the pools are not included in that rental and stay open as usual. Full rules are in Exhibit F of the Community Standards.

Getting in
Your access card opens the building for the fitness center. The meeting room is by reservation only, so to hold an event you book it ahead.
Good to know
Private events are $100 for a four-hour block plus a $100 cleaning deposit, returned uncashed if the room is left clean. Capacity is 60 with tables or 129 with chairs only, set by Hernando County Fire Rescue. Alcohol and bounce houses are not allowed, and the homeowner must be current on assessments.

Gated entries

Getting in
Cambridge Place and Carlisle Place have gated entries. Residents open the gate with a clicker, $30 each from the Association Manager's office.
Good to know
Visitors use the call box at the gate to ring you at home. When they do, press 9 and the gate opens. It works the same way at both entrances.
At the pools, children under 16 must be accompanied by an adult over 18, guests must be with a resident, and each household may bring up to four guests.

Setting up services

Water and trash come from Hernando County. Electricity is either Duke Energy or Withlacoochee River Electric Cooperative depending on your address, and internet and cable are served by several providers. The utilities page has the provider links and the local numbers worth keeping.

Paying assessments

Assessments are paid in the Vantaca resident portal, not on this website. Use the Resident Login button at the top of any page. On a phone it is inside the menu. First time? The three sign-in steps behind the link below explain where your login details come from.

How to pay assessments

Exterior changes

Any exterior change needs architectural approval before work begins: new paint colors, fences, roofs, landscaping changes, additions, and the rest. Repainting in your existing colors and replacing dead plants like for like do not. The application is a printable form you sign and email to the ARB mailbox printed on it.
