Our community

Nine villages, one association

The Villages of Avalon is nine neighborhoods in Spring Hill that share one homeowners' association, two pools, a clubhouse and a fitness center, with the Suncoast Parkway close by for Tampa and the coast.

There are no CDD fees here, the separate district tax many newer Florida neighborhoods pay. An elected Board of Directors and the Association Manager run the association.

Amenities

What your access card opens

Two community pools

The main pool behind the clubhouse has lap lanes for exercise, and the cabana pool on Newbridge Street has a shaded cabana and restrooms. Both are open dawn to dusk to every resident in good standing.

Clubhouse

Book it for a private event, or come along to one of the meetings and Social Committee nights held there.

Fitness center

Resident fitness equipment inside the clubhouse, open dawn to dusk with the same access card as the pools.

Governance

Who runs the association

The Board of Directors, elected by the homeowners, sets the budget and the rules. The Association Manager runs the office day to day.

Use the Documents Center to search and browse available HOA documents by category.

Any exterior change to your home or lot needs architectural review first. The only exceptions are repainting in your existing colors and replacing a dead plant with the same kind. Review the requirements and send your application to the Architectural Review Board (ARB) before beginning work. The application is a printable form. You sign it and email it to modificationsavalonvillage@gmail.com, the ARB mailbox shown on the form.

Check the clubhouse calendar and submit a reservation request, then wait for approval from the Association Manager. Payment instructions are provided after approval.
